What this site is
PartyWallChecker gives general information about the Party Wall etc. Act 1996 in England and Wales. It is not legal or surveying advice, and using it creates no professional relationship. Every property is different — for complex works or disputes, take professional advice. Our answers are based on the information you give us; if your answers don't reflect your situation, the result won't either.
The free checker
The checker is free, needs no signup, and its result is yours to use. It tells you what the Act asks of you based on your answers — it cannot inspect your property, and only the courts can interpret the Act authoritatively.
The £39 notice pack
- The pack contains a written assessment, draft notices based on the government's official example letters, the official reply forms for your neighbours, and serving guides. It is delivered by email as PDF files.
- You are responsible for checking names, addresses and dates before serving any notice, and for signing and dating notices when you serve them.
- Payments are processed by our merchant of record, named at checkout, which handles VAT and payment security.

Surveyor introductions
If you ask us to, we introduce you to one named party wall surveying firm — never a list, never an auction. The introduction is free to you; the firm pays us a fee. The firm is responsible for any advice or services it then provides to you; we are not a surveying practice and don't supervise their work.
Fair use and liability
- Don't misuse the site (automated scraping, attempting to disrupt the service, or submitting other people's details without their permission).
- We work hard to keep the information accurate and current, but we can't accept liability for decisions made on the basis of general information. Nothing in these terms limits liability that cannot be limited by law, or your statutory rights as a consumer.
House rules
- Content on this site is ours or used under licence. Notice templates contain public sector information licensed under the Open Government Licence v3.0.
- These terms are governed by the law of England and Wales.
